Trias: An Energy-Efficient New Building

The client is placing a strong emphasis on energy efficiency in the planning and construction of the building. Quality and sustainability are reflected in every detail of the new Trias building in Visp. Whenever possible, raw materials from the region are used. The building is being constructed to the Minergie standard in terms of insulation and energy generation.

Free Cooling

When it gets really hot outside, the heat pump in our TRIAS rental block in Visp automatically ensures a pleasant, cool environment in your living spaces. This environmentally friendly system is called ‘freecooling’.

As we are frequently asked about this, we would like to briefly explain how the system works and how you can make the most of it.

First things first: it’s not an air-conditioning system!

An air-conditioning system blows out ice-cold air. That is not the case here. There is no loud fan and no icy draught. Freecooling is a gentle cooling system that lowers the room temperature by around 2 to 4 degrees compared to the summer heat outside. That may not sound like much at first, but it makes staying in your flat at TRIAS noticeably more comfortable.

E-Mobility

We want to give residents of the Trias project a solid foundation for this future and will equip the parking garage with a load management system. In addition, wall boxes are already being installed at individual parking spaces. If you already own an electric vehicle, you’ll be able to use your charging station from day one. The smart load management system ensures a stable power grid, so that even multiple vehicles can charge simultaneously without any problems.

Solar Power System

Our TRIAS rental complex generates its own electricity using the large photovoltaic system on the roof. We use this electricity directly within the building via a self-consumption arrangement (ZEV).

Your benefits:

  • Lower tariff: Your electricity is cheaper than standard grid electricity.
  • On-site batteries: Surplus electricity is stored for use at night or on cloudy days.
  • With a photovoltaic (PV) system and a suitable battery storage solution, the TRIAS rental block is highly self-sufficient in terms of energy.

  • Protection against mould and damp: The system intelligently regulates humidity within the optimal range and effectively prevents damp-related damage.

Heat and hot water generation in the building is based on an intelligent, forward-looking concept that makes optimal use of nature and allows you to benefit directly from low service charges.

The energy system and spatial concept in detail:

Heating with your own solar energy: A state-of-the-art air-to-water heat pump generates the heating for the entire building. The key feature: A large proportion of the electricity required for operation is produced directly by the building’s own photovoltaic (PV) system on the roof. You therefore heat your home in an almost carbon-neutral way using your own green electricity.

Well-thought-out, spacious floor plans: During the planning of the flats, great care was taken to ensure an optimal layout. The floor plans are designed so that the living areas benefit as much as possible from natural light and heat.

The sun as a natural heating source (solar gains): The large window fronts are precisely aligned to capture the energy of the low winter sun and naturally help to heat the interior. This saves valuable heating energy.

Based on usage

Fair and transparent: How your service charge statement works

At the Trias rental property in Visp, we place great importance on sustainability and fairness. That is why we consistently use a consumption-based billing system. For you, this means that by saving energy, you are not only helping the environment but also directly reducing your own service charges.

Here is an overview of how the individual items are recorded and billed separately:

Heating and hot water

Billing is carried out in accordance with the statutory VHKA model (consumption-based heating and hot water cost billing). Modern meters in each flat measure your exact consumption.

Consumption costs are billed based on your personal meter readings, whilst the basic costs are allocated according to the size of the flat.

Electricity costs for the flat

Each flat has its own independent electricity meter. Your personal electricity consumption is accurately recorded directly via the ZEV metering system and invoiced to you individually.

Electric vehicle charging points (underground car park)

The electricity costs for the electric vehicle charging points are strictly separated from the general service charges. Thanks to a smart load management system, you can activate the charging station using your personal RFID card. The kilowatt-hours (kWh) consumed are charged directly and exclusively to the respective vehicle owner.
