Rental Process

How does the whole process work?

Whether you’re looking for an apartment, signing a lease, or moving in, mks mieten.kaufen.services guides you step by step through the entire rental process. Transparent, straightforward, and personalized—so you always know what to expect.

Tour

Take your time to get to know your potential new home. We'll coordinate the showings so you can get a firsthand look for yourself.

Rental Application

The first step toward your new home. Have you found an apartment you like? Then send us your rental application along with the required documents. You’ll find all the necessary information clearly laid out in the application form.

Carpark

At Trias, we offer a range of options: indoor parking spaces with or without electric charging points, from standard to wide, or with additional storage space. There is also a wide and attractive range of outdoor options.

Bicycle

There are both outdoor and indoor options for secure bicycle parking.

Pets

Small pets (such as hamsters, canaries and ornamental fish) may be kept in the flat without the landlord’s consent, provided the number of animals remains within normal limits. Keeping larger pets (such as a maximum of 2 cats, a maximum of 1 dog, a maximum of 2 rabbits, parrots or reptiles) requires the landlord’s written consent.

Review of the Rental Application

We will carefully review your application and keep you informed. We will contact your references. To ensure that we can process your application promptly, please submit all required documents in full.

Lease Agreement

You're almost there—nothing stands in the way of your move-in. If everythingis in order, you'll receive your lease. You can sign it conveniently online or on paper and return it to us.

Rent deposit

The rent deposit serves as security for the landlord. You must set this up with your bank before moving into the flat. You will need a valid tenancy agreement to do so. Please allow plenty of time for this, as the handover of the flat can only take place once the credit notification has been received.

Third-party liability insurance

To avoid any unpleasant surprises in the event of damage, we require third-party liability insurance that covers damage caused by tenants. Please provide a valid policy before taking possession of the flat.

Registration with the local authority

The following documents must be submitted when registering with your local authority: identity card, family register (for married persons), birth certificate, identity documents for minor children, two photographs for the identity card application, tenancy agreement, a copy of your employment contract and proof of health insurance (may be submitted at a later date).

Apartment Handover

A smooth start in your new home. During the handover, we’ll walk through the apartment with you and document its condition in a handover report. This ensures clarity from the very beginning and lays a solid foundation for a pleasant tenancy.

During the rental period

Even after you move in, we’re always here for you. Through our service platform, mieten.swiss, you can easily and conveniently submit any concerns, questions, or damage reports to us.

Notice periods

Your tenancy agreement sets out the terms for giving notice. Generally speaking, in Switzerland, you can give notice to terminate a tenancy with three months’ notice. At Trias, this can be done with effect from the end of March, the end of June or the end of September. If you wish to give notice outside these periods, you must find a solvent and suitable new tenant. Please contact us; we’ll be happy to help with any queries.

Partner Portal

Please also make use of our partner portal at www.mieten.swiss. You will find a wealth of useful documents and information there. valais4you.ch can also be of assistance.
